A Few of Our Current Projects

Dover Pointe - Delano, Ca

Dover Pointe is a 18 acre mixed use development project in the southwest sector of Delano. Co-developed by Pacificus IV Company, Om Management, and Clinton Dover, Inc. This strategic land area has been master planned to include professional offices, medical and healthcare related offices, and luxury apartments in a blended and cohesive park-like arrangement. There are 12 lots that are available and approved for either commercial or multi-family use development. Six of the Dover lots have already been developed and constructed that includes two Clinica Sierra Vista healthcare buildings, a DaVita Dialysis medical building, a large preschool facility, The Henrietta Weill Child Guidance Clinic, Majestic Palm Realty, and executive office suites. A 45-unit luxury apartment building has been recently approved by the City of Delano. The Dover Pointe development is placed in a very desirable and prominent area and is very close to a Super Wal-Mart, Maya Cinemas, Ross Dress for Less, McDonald’s, and a Jollibee.

The Lost Hills Traveler's Centre - Lost Hills, Ca

The Lost Hills Traveler’s Centre is a 17-acre master-planned highway commercial development project that is strategically located on State Highway 46 and near the Interstate 5 Interchange in the community of Lost Hills. This Highway Commercial-zoned grouping of parcels has been carefully subdivided into eight integrated and adjoining parcels that will cater to the diverse commercial needs of both the highway traveler and the local residents of the Lost Hills community. Traveler’s Centre will feature nationally-branded gasoline retailers, national sit-down and fast-food restaurant uses and specialty services in addition to the newly developed El Toro Loco Supermarket that will serve as the anchor retailer for the development. This attractive commercial development is currently in the planning and pre-development stage. Pacificus IV Company will be coordinating with the Wonderful Company and subsequently with the County of Kern for the successful implementation of this unique commercial development project in conjunction with the overall planning for the Lost Hills community.

El Toro Loco Supermarket At West End Pavilion - Delano, Ca

The El Toro Loco Supermarket/Express Pharmacy project is an exciting and innovative retail development located on the northeast sector of Delano, the second largest city in Kern County. The three acre site was a former recreational bowling alley entertainment center that is being converted and repurposed into a full service Hispanic-oriented grocery store/pharmacy with a warehouse and distribution facility on the same site. A total of 32,000 sq. ft of GLA will be either renovated or be constructed ground-up in order to accommodate the shopping needs of the residents of this sector of Delano. The site is strategically located at the off-ramp of the Highway 99/Cecil Avenue interchange. Pacificus IV Company is providing all of the master planning, construction administration, and project management for the entire project. The expected construction start date is late 2020 with full completion by Summer 2021.

Mi Rancho Supermarket at Centerpointe - McFarland, Ca

Mi Rancho Supermarket is a regional Hispanic oriented supermarket chain that Pacificus IV Company negotiated and brought into the Centerpointe Master Plan project for the Kwock and Leung Family Trust on their 11-acre property. The Mi Rancho Supermarket building was completely renovated and modernized at the building exterior with the interior of the store also being refitted to accommodate a new contemporary Hispanic market feel. Mi Rancho serves as the anchor store for the 5-acre commercial portion of the Centerpointe Master Plan development with a 28-lot single family residential subdivision and 6 multi-family lots that were created by Pacificus IV Company and approved by the City of McFarland.

San Joaquin Valley College - Delano Campus, Delano, CA

The San Joaquin Valley College – Delano Campus is a 15,000 sq.ft. educational facility that serves as the anchor tenant at the Madison Square plaza in Central Delano. This privately funded technical college provides educational classes and credentials relating to the medical field, business services, and correctional/security training. This facility has been tastefully constructed and designed, and contains a large reception area, administrative offices, a number of large classrooms and labs, library, and student lounge.

The Vines at Greenfield Commercial Master plan - Greenfield, CA

The Vines at Greenfield is the newest highway commercial development project in fast-growing south Monterey County area. The 11-acre master planned community retail center is strategically located at the southeast corner of U.S. 101/Walnut Avenue Interchange in Greenfield, CA. This site has direct highway accessibility with outstanding visibility from the U.S. Highway 101. The Vines at Greenfield is a very appealing and popular node for highway travelers, regional daily commuters, and the local residents of the Greenfield community. This commercial development carries a unique Central Coast architectural theme that reflects the natural beauty and inherent qualities of Monterey County. Subdivided into 12 separate commercial parcels, The Vines at Greenfield project has already secured and built out a Starbucks Coffee, Carl’s Jr. Restaurant, and ARCO am/pm with a carwash. This development project that was initiated by Max Bacerra has now being undertaken by another established commercial development entity.  

White River Plaza - Earlimart, CA

Directly off of State Highway 99 and Sierra Highway is White River Plaza, a 7.5-acre Highway Commercial/Community Retail Center located in Earlimart. White River Plaza is the largest commercial retail center in the southern Tulare County Region and the first community retail center in Earlimart, providing local residents, nearby communities and highway travelers with a variety of retail goods and personal services. It has now become the primary retail destination place for the 50,000 residents living in the Earlimart Market Area. White River Plaza has already successfully secured and constructed AutoZone, Dollar General, and McDonalds Restaurant with a planned 14,000 sq. ft. supermarket already approved and in the pre-construction stage.

Madison Square - Delano, CA

Madison Square Plaza is a master planned 7.3-acre community retail commercial center in the City of Delano. This contemporary retail/destination center for Delano is located on Cecil Avenue, the primary east-west travel corridor in the entire Delano Market Area. Madison Square Plaza consists of 73,000 GLA with established national tenants such as Taco Bell, Family Dollar, Sonic Drive In, American Renal, and San Joaquin Valley College – Delano Campus. This contemporary commercial center features wide drive aisles, ample landscaped areas, and over 300 parking spaces. The grand entry on Cecil Avenue features a palm-tree lined entryway and a decorative and lighted pylon sign.
